With new restrictions for businesses brought about by the pandemic, a few new discoveries for our team have been made and some great new additions have been added for you all.
Docusign has been added to our regular procedures and has become a much-liked addition. This software allows for digital automation and signing of all of our contracts meaning documents are easily found at any time, sent via email and contactless.
As most of you have probably seen, we now do virtual property tours. This has allowed prospective buyers and tenants to view all of our properties from home and has enabled us to continue buying, selling and leasing your properties. For owners, our professional virtual tour videos will continue and are only $75 +gst per property.
In addition to this, outgoing property inspections via video and FaceTime have become commonplace. We are always trying to improve our services for you all and having this in place has helped greatly this year!
Property presentation has always been important but this year has put a spotlight on this in particular. As virtual property tours rely on visuals, some things can be done to ensure your property is viewed favourably and is in great condition with prospective tenants. Starting with small changes can make a huge difference to the presentation. A fresh coat of paint, new curtains, repairs to blinds, grout replacement and fresh flowers are all quick and small jobs that can make a huge difference to the quality of your property and its value to tenants.
If you are a property owner, put smoke alarms on your to-do list in 2022. Many owners are not aware that Strata is only responsible for 25% of the building. This means that if there are 100 units in a building, only 25 of them have to have their smoke alarms checked by Strata. We have signed up over 60 property owners this year to ensure their smoke alarms are compliant.
