How to maximise your chances of a full bond refund
Moving home can be an exciting time, but it is also one of the busiest periods for tenants. Between organising removalists, updating addresses, and settling into a new property, it can be easy to overlook one of the most important parts of the moving process: end-of-lease cleaning. Also known as bond cleaning, this final clean plays a major role in helping tenants secure the return of their bond and leave the property in good condition for the next occupant.
End-of-lease cleaning is much more than a quick tidy up. The expectation is that the property will be returned in a similar condition to when the tenancy began, allowing for fair wear and tear. Property managers and landlords will generally conduct a final inspection, comparing the condition of the property against the original condition report.
A standard end-of-lease clean typically includes a deep clean of the kitchen, including the oven and rangehood, thorough cleaning of bathrooms and toilets, vacuuming and mopping floors, internal window cleaning, dusting and wiping all surfaces, cleaning wardrobes and cupboards, wiping skirting boards and light switches, and cleaning laundry areas and balconies. A typical 1-bedroom end-of-lease clean may take around 4–5 hours with professional cleaners. These prices vary depending on the property condition, number of bathrooms, balcony size, carpet cleaning, and whether the property is heavily soiled.
One of the biggest factors affecting cleaning costs is the condition of the property. A home that has been regularly maintained throughout the tenancy will generally attract standard pricing. Properties with heavy grease build-up, soap scum, excessive dust or visible dirt may attract additional charges, while severely neglected properties with mould, extensive staining or significant grime can cost substantially more to restore to an acceptable standard.
Cleaners assess condition and adjust pricing accordingly:
- Extremely dirty: +30-50% – mould, severe grease, neglected areas
- Normal condition: Standard pricing – regular wear and basic cleaning needed
- Heavy soiling: +15-25% – grease buildup, soap scum, visible dirt

- Usually around $120 – $180 minimum
- Hourly rates generally range from $45 – $80 per cleaner per hour
