The Sydney property market is showing signs of increased activity, with a noticeable rise in interest and transactions as the month unfolds. Instead, the selling price of each property depends on its individual characteristics, such as a courtyard, a view, or recent renovations, all of which can significantly influence a buyer’s interest and willingness to pay a premium. Properties with distinct character often attract higher offers, as buyers appreciate qualities that make a home stand out in Sydney’s competitive market.

A prime example of this is the recent sale of a large studio apartment at 415/88 Dowling St, Woolloomooloo. This property, featuring a spacious balcony overlooking the Harbour Bridge, sold for $940,000. The buyer, captivated by the stunning view and the well-maintained condition of the property, chose to pay in cash, showing how the right features can drive a swift and satisfying sale. Sales like this are a testament to how some buyers are ready to invest at a higher rate if the property’s character and location align with their aspirations.

Currently, inflationary pressures are being managed by lenders, aiming to keep property prices stable and within reach for prospective buyers. Although price changes are challenging to predict on a citywide level, controlled inflation plays a role in maintaining price stability. Sydney’s rental market also remains active, though rental increases have shown signs of stabilising. Unlike previous spikes, rents are no longer rising sharply, bringing some reassurance to both renters and investors alike.
